CHURCH FINANCING

Please bear in mind that the following program guidelines are just that - guidelines. Loan Amounts

$500,000 to no maximum


Loan Term / Amortization

5, 7, 10, 15, 20, 25 and 30 years


Interest Rates

Traditional (Non Bond Issue) - Fixed interest rates currently priced at spreads of 200-400 basis points

Bond Issue Financing - Rate quoted upon receipt of Financial Package

Construction - Prime to Prime + 1%

Debt Coverage Ratio

Total Aggregate Debt to be no more than 4.5 times Annual Income. Annual Income is the sum of Tithes, non-designated Offerings and Building Fund Revenue.

Annual Debt Payment to be no more than 45% of Annual Income. Annual income as described above.


Loan to Value

Maximum 80%


Personal Recourse

Non-recourse with standard "Carve-Outs" and Key Principal obligations.


Origination Fee

0% - 3%


Commitment Fee

Depends on loan amount (applied towards third party reports, processing, and closing costs)


Prepayment

Traditional (Non Bond Issue) - Declining step down fee or yield maintenance (this will really depend on which capital source is chosen)

Bond Issue Financing - no prepayment penalty


Third Party Fees

Requires appraisal, mini-environmental. Bond Issue Financing will require Dealer fee.


Assumability

Assumable with Lender approval and a fee of not less than .5%.
