Required Documentation for
Commercial Mortgage Application
One of the precursors to your CapitalMAC Loan Officer building a successful commercial
loan package, that will give you the most competitive loan product, is having the
proper documentation at the beginning of the process. Please find below a checklist
of the most common items needed for a commercial loan application.
Property Requirements
- Copy of the Purchase and Sale Agreement (if applicable).
- For a refinance, a copy of the most recent mortgage statement and most recent tax
bill.
- Last two (2) years property Income and Expenses statement.
- Current Rent Roll/Lease Summary and copies of Rental Agreements.
- Copy of Property Casualty/Fire Insurance Declaration page or name, address and policy
number of Insurer.
- Current pictures of front, back, sides, roof, parking lot/garage of subject property.
Pictures of north, south, west and east street views.
Credit Requirements
- Fully completed Commercial Loan Application.
- Fully completed Financial Statement for all borrowers.
- Fully completed Schedule of Real Estate for all borrowers (please breakdown monthly expenses
into taxes, insurance and expenses, and include full account numbers,
addresses and zips codes for lenders).
- Last two (2) years W-2 statements.
- Last two (2) years signed personal Federal Tax returns - including all schedules.
- Most recent three months Banks Statements.
- Most recent transaction summary of 401K, IRA, or Mutual Fund Accounts.
- Photocopies of any Stocks or Certificates of Deposits.
- A letter of explanation for any known credit problems.
For Self Employed borrowers, Employed in sales, Paid by commission, or Owns Income
Property:
- Last two (2) years signed personal Federal Tax returns - including all schedules.
- If self-employed through a corporation, last two (2) years Federal corporate returns
as well as a Year-To-Date Profit and Loss Statement and Balance Sheet.
